Marketing for Hotels, Guest Houses and Short-Stay Rentals in Ghana

Hotels in Ghana grow by winning direct bookings: a strong Google profile, a site that takes MoMo deposits, fast WhatsApp replies, diaspora December campaigns and corporate and event sales.

Many hotels, guest houses and short-stay apartments in Ghana pay booking site commission on guests who would happily have booked direct, if booking direct had been easy. At the same time, rooms sit empty on weekdays between February and October because nobody is selling them.

Marketing a hotel in Ghana means keeping the booking sites for discovery, winning the direct booking from everyone who searches your name, and filling the calendar with the guests the booking sites don't bring you: diaspora families in December, event groups and corporate stays.

What does a hotel or guest house owner in Ghana struggle with?

The pattern is familiar. December is full at good rates. Easter and some weekends are fine. Then there are long stretches where a 20-room property runs at a fraction of capacity and the owner is still paying staff, ECG bills and diesel for the generator.

Meanwhile:

  • Booking site statements arrive every month, and the commission line grows every time a guest who already knew you books through them.
  • Guests find you on Booking.com or Airbnb, then message you on WhatsApp asking for "the direct price", and nobody has a clear answer.
  • The Google listing has old photos, the wrong phone number and reviews nobody has replied to, including one about the generator noise.
  • Corporate enquiries come in by phone and get lost, because there is no rate card, no invoice process and no follow-up.
  • Short-stay hosts compete with thousands of listings that look the same, and wonder how to stand out.

What has changed for hotel marketing in Ghana?

The tools for winning direct bookings have improved, and the guests have moved to search, AI and WhatsApp.

  • Google shows hotel prices and booking links. Google's free booking links let a hotel's own booking site appear alongside the booking sites in hotel searches, and Google states there is no cost for clicks on them. Many booking engines can connect you.
  • Booking site economics changed. Airbnb's help centre says it is phasing out the split fee, and that under the single fee most hosts now pay 15.5% of the booking from their payout. Booking.com's commission is set in each property's agreement, so check your own statements.
  • Travellers ask AI. "Quiet hotel near Kotoka airport with good wifi" or "family guest house in Kumasi with parking" now goes to ChatGPT and Google's AI answers, which draw on your Google profile, reviews and website.
  • Short-stay rentals are being regulated. The Ghana Tourism Authority (GTA) requires accommodation businesses to be licensed under L.I. 2239 and has been issuing provisional licences to short-term rental hosts. A visible licence is now a trust signal.
  • December has a national campaign behind it. The GTA's "December in GH" campaign, which launched its 2025 edition at Jubilee House in October 2025, promotes a month of events aimed heavily at the diaspora.
  • WhatsApp and MoMo are how guests book. A guest in Accra expects to confirm by WhatsApp and pay a deposit by MTN, Telecel or AirtelTigo MoMo. A guest in London expects to pay by card.

Should you leave Booking.com and Airbnb?

No. Use the booking sites for guests who have never heard of you, and make every repeat guest, referral and name search book direct.

Start by adding up what you paid in commission last year. That number is your budget for direct booking marketing, because every guest you move to direct saves you the commission.

Then close the leaks:

  • Win your own name. Many guests see you on a booking site, then search your hotel's name on Google. Your Google profile and website must be the obvious, trustworthy result, with a clear "Book direct" button.
  • Give a reason to book direct. Free airport pickup, breakfast included, early check-in or late check-out. Read your booking site agreements before you advertise a lower public rate; offering extras instead of a lower price usually avoids rate disputes.
  • Turn every stay into a direct relationship. Collect WhatsApp numbers at check-in with permission, and invite guests to book direct next time.

How do you win on Google?

Google is where many direct bookings begin, so your Business Profile, reviews and Google hotel listing deserve as much attention as your lobby.

  • Business Profile: the right category (hotel, guest house, serviced apartment), current photos of every room type, amenities, check-in times, a WhatsApp link and your booking link.
  • Reviews: ask every guest at check-out, reply to every review within a day or two, and fix what the bad ones mention. Google's policies prohibit offering incentives for reviews and asking only happy guests. See how to get more Google reviews.
  • Free booking links: if your booking engine is a Google partner, ask them to switch on your links so your own rate appears in Google's hotel results.
  • A small brand-name Google Ads campaign, so the top result for your hotel's name points to your site, not a reseller's. See our Google Ads service.

What should a hotel website do?

Your website has one job: turn a browser into a confirmed, paid booking without a single phone call.

  • A page for each room type with real photos, the size, the bed, the view and the price.
  • A booking engine, or at minimum a booking form that opens a WhatsApp chat with the dates already filled in.
  • Deposits by MoMo and card, and a clear cancellation policy. Confirm MoMo payments in your merchant account, not from screenshots. See how to stop fake MoMo screenshots.
  • Answers to the questions Ghanaian guests actually ask: backup power, water supply, wifi speed, parking, security, distance to the airport and landmarks.
  • Separate pages for events, meetings and corporate rates, each with its own enquiry button.

These pages also feed AI answers. If your site says plainly that you have a 24-hour generator, a pool and secure parking 10 minutes from Kotoka, ChatGPT can say it too. See our AI search optimisation service.

Why is WhatsApp your real front desk?

Many direct bookings in Ghana are closed in a WhatsApp chat, so the hotel that replies first, clearly and with a price often wins.

  • Quick replies for room rates, availability, location and payment details.
  • A booking confirmation with the deposit received and what happens next.
  • A pre-arrival message with directions, check-in time and a contact name.
  • A post-stay thank-you with a review link and a direct booking offer for the next visit.
  • A broadcast to past guests in quiet months, with a reason to come back.

How do you fill the calendar beyond the booking sites?

The booking sites bring individual travellers. The biggest gaps in a Ghanaian hotel's calendar are filled by three other groups, and each needs its own campaign.

Diaspora December

Ghanaians abroad plan December trips months ahead, so start advertising to communities in the UK, US, Canada and Europe well before the season, not in late November. Sell packages: airport pickup, a driver for the week, family rooms, and a calendar of December events near you. Take card payments and deposits online, because these guests can't walk in to pay. See selling to Ghanaians abroad and planning festive season adverts.

Events

Weddings, funerals, naming ceremonies, church conventions and conferences fill whole floors at once. Build relationships with event planners, publish an events page with capacities and packages, and run adverts to people searching for venues in your city. In Kumasi, funeral weekends alone can fill a property if the families know you exist.

Corporate stays

NGOs, government workshops, banks, and the oil, gas and mining firms around Takoradi and Tarkwa book rooms by the dozen. They want a corporate rate card, invoicing, monthly billing and someone who answers the phone. A simple outreach programme to HR and admin managers, backed by a professional website, often brings steadier revenue than any advert.

What about short-stay rentals?

Short-stay hosts face the same game with less brand to lean on, so trust and repeat guests matter even more. Get your GTA licence and show it, photograph every room properly, write a clear house guide, and build a direct booking page for guests who return or come through referrals. Collect contacts from every stay, because a returning guest who books direct saves you the booking site fee.

What mistakes do hotels make with marketing?

  • Relying entirely on booking sites and accepting the commission as a fixed cost.
  • A Google profile with old photos and unanswered reviews.
  • A website with no prices and no way to book.
  • Replying to WhatsApp enquiries hours later, or with "call us".
  • Starting December adverts too late for diaspora guests.
  • No system for corporate and event enquiries.

What would MediaWura do first for a hotel?

We'd start with the money already leaving the business. First, we compare your booking site commissions with your direct bookings and audit your Google profile, reviews, website and what AI tools say about you. Then we fix the direct booking path: Google profile, a website that takes deposits by MoMo and card, and a WhatsApp reply system. After that, we build campaigns for the gaps in your calendar, with diaspora, events and corporate each getting their own message and follow-up. You can see the steps on our process page.

Common questions

How can my hotel get more direct bookings in Ghana?

Make your Google profile and website the best place to book, give guests a reason to book direct such as free pickup or breakfast, reply to WhatsApp fast, and invite every past guest to book direct next time.

How much does Airbnb charge hosts?

Airbnb's help centre says most hosts on its single fee pay 15.5% of the booking, deducted from the payout, and that the older split fee is being phased out. Check your own payout statements for your exact rate.

Do short-stay rentals in Ghana need a licence?

The Ghana Tourism Authority requires accommodation businesses to be licensed and has been issuing provisional licences to short-term rental hosts. Contact the GTA for the current requirements.

When should hotels start diaspora December adverts?

Months before December, while families are booking flights. Wait until late November and many diaspora guests will already have arranged where they will stay.

Is Google Ads worth it for a small guest house?

Often yes for searches on your own name and specific searches like "guest house in East Legon", where people are ready to book. Keep it small, measure bookings, and expand only what pays.
